Wilmette, Illinois
HVAC & appliance repair in Wilmette
Wilmette splits cleanly down the middle for our purposes. East of Ridge you find larger, older homes near the lake with boiler heat and systems added over decades; west of Ridge the housing is newer and more conventionally ducted. The two halves need different conversations, and treating the village as one thing produces bad recommendations.

What we see in Wilmette
The eastern side of Wilmette holds substantial homes largely from the 1900s through the 1930s, many with radiator heat and cooling added later. West Wilmette is predominantly postwar and mid-century, with duct systems from the start. Across both, additions, finished third floors, and finished basements are common — and those spaces were frequently never part of the original system's design.
Large older homes running on one undersized system
A big house on a single system installed for a smaller footprint will always have rooms that lose. Depending on the house, the answer is zoning, a second system, or a mini-split dedicated to the space that keeps failing — and which one is right comes down to layout and what the existing equipment can reasonably serve, not to a default.
Finished space the original system never accounted for
Third floors, converted attics, and finished basements added after the fact are the most common comfort complaints we hear here. The system was sized and laid out for the house before that space existed. Adding a register to a run that has nothing left to give does not solve it; the load has to be looked at honestly.
Humidity, not just temperature
Close to the lake, the summer load includes real moisture, and an oversized air conditioner makes that worse — it satisfies the thermostat fast, shuts off before it has removed much humidity, and leaves the house cool and clammy. Correct sizing and adequate runtime matter more here than raw capacity.
Boilers east of Ridge
Many of the older eastern homes are heated by boilers and radiators, which means the same no-ductwork question Evanston faces, but usually across a larger floor plan. Cooling these houses well takes a plan for the whole building rather than a room at a time.

Wilmette questions
Frequently asked, locally
Sometimes, but not always. It can be sizing, duct capacity, zoning, or space that was finished after the system was designed. We look at the actual distribution before recommending equipment, because a bigger system feeding the same restricted ducts changes very little.
It depends on the layout, the existing equipment's capacity, and how the problem areas are grouped. Both are legitimate answers and one is usually clearly better for a given house — that comes out of looking at it, not from a rule of thumb.
Commonly an oversized air conditioner. It reaches the set temperature quickly and shuts off before it has run long enough to pull much moisture out of the air. Correcting it means looking at capacity and runtime rather than turning the thermostat down further.
Wilmette is a listed AirFix service area. We still confirm scheduling for your specific address and job type when you call, since availability varies by day and by the kind of work involved.
